Dear Neighbor, 

On behalf of the new Blue Ridge Neighborhood Association Board, I would like to extend a warm greeting to all residents of the Blue Ridge Neighborhood. On behalf of the Board, we would like to say that we are pleased to have been chosen to serve and we are looking forward to discovering ways to maintain and improve our community. 

As he has done with other divisions of the greater Southbridge neighborhood, Don Tierney called a meeting last spring of all homeowners of the Blue Ridge addition to elect a Board and transfer governing duties over to the residents (members). The Board members elected at the May 2016 meeting are Brian Hoefer, Tim Stevenson, Tony Jakacki, Jim Barr and Don Tierney. Despite not being a resident, Don Tierney was kind enough to join our board and provide his wisdom and insights to the Board during this inaugural year. 

Blue Ridge Addition to Southbridge is made up of addresses from 1401 to 1508 on Blue Ridge Trail, all homes on Dresen Court, Frederick Court, Emerald Court, Alysen Lane, Dunwoody Lane, Daily Drive, Ashford Lane, and Bellewood Drive. 

As many of you know, our neighborhood is governed by a set of covenants and by-laws that were established prior to the building of the first home. These regulations were established to ensure that our real estate investments are protected from actions that reduce the values of our properties, ensures the safety of our families, encourage friendly neighbor relationships, and makes our neighborhood an attractive area to live. 

The Blue Ridge Neighborhood Association is responsible for maintaining certain public areas (principally the circles and paths leading to them on Ashford, Daily, Dunwoody and Alysen), paying for liability insurance, carrying out architectural reviews, enforcing our covenants and taking on other responsibilities as specified in the by-laws or approved by its Board and/or members. In order to meet the financial obligations of the HOA, a budget has to be established and funded by the membership. 

Until this year, Don Tierney has funded the accounts for the association. As of January 1st, 2017 we, the members of the Blue Ridge Neighborhood, must cover all HOA expenses. As a result, the board has established an annual $25 per year HOA fee beginning in 2017. The HOA fee will be due from all owners on January 1, 2017; a notice will be posted on the webpage along with all by-laws and covenants associated with the Blue Ridge Neighborhood Association. 

In order to encourage prompt payment, the Board of Directors voted to impose a late fee of an additional $25 if not paid by January 15th, 2017. All owners agreed to pay reasonable dues when they accepted the by-laws and covenants at their real estate closing. Please make checks to the Blue Ridge Neighborhood Association and mail them to Brian Hoefer, Blue Ridge Neighborhood HOA Treasurer at 1701 Dunwoody Lane, Waunakee, WI 53597. 

The Board meets once per month to review and discuss architectural plans and business associated with the neighborhood. Please contact one of us and ask to be put on an upcoming agenda if there are concerns or suggestions that you would like to discuss with the Board.

Terms for all directors are for one calendar year, so we encourage interested residents to run for the Board of Directors. If you are interested, please nominate yourself by alerting Brian Hoefer by April 1, 2017. We will set a date for the next election at a future board meeting this winter.
